Can the board change the purpose of the special assessment and add it as a part of an increased fee? Are there any special accounting requirements?
A friendly resident within a condominium has begun to notice that one neighbor has been exhibiting strange behavior — such as leaving groceries in the hallway hours after returning home and forgetting residents’ names during small talk. One day while sitting in their unit, the resident begins to smell gas. They walk over to the neighbor’s unit, and notice the door was left unlocked. [Read more…] about Our association has a heated election every year. One of the candidates running in a recent election was given an owner’s proxy, which they put in the ballot box. However, that owner passed away between the time of giving the proxy and the annual meeting of election. Does that proxy still count as a vote, seeing how the unit owner was deceased by the election date?
[Read more…] about I just saw our association’s budget and was surprised to see the huge amount budgeted for Legal Expense. We could probably hire two full-time attorneys for what is budgeted. Is there a formula for figuring out what appropriate annual legal expenses should be based on an association’s size and overall budget? The amount my community plans to spend seems excessive.

In those changes, the buffer a resident installed to a propane tank was deemed to be in violation. The original buffer confirmed to the existing regulations and was approved by the ARB when installed, but the ARB was controlled by the builder at the time. Is the current board under any obligation to honor the prior documented approval?

While a “lighting district” worked with the builder and utility about street lighting, there are areas with no lighting. The owner has anxiety about her perceived lack of safety. My question is: who is responsible to solve this problem? What are the positives and negatives for the HOA to be involved?
